Soil Movement
Expansive soils that move with moisture changes lift and drop slabs over time. Any change in the amount of water reaching the soil can accelerate the effect.
Erosion Under the Slab
Downspouts, plumbing leaks and poor grading can wash out the base under a slab. Once support is gone, the slab settles into the void.
Tree Roots
Roots growing under a slab can lift it, especially near mature trees planted close to walkways or driveways.
Overloading
Slabs poured for one purpose sometimes end up carrying heavier loads than intended. Repeated overload gradually pushes the slab down.
Original Base Preparation
Slabs poured on soft or poorly compacted fill are more prone to uneven settling. The problem is inherited, not something that developed later.
Fixing the Cause, Not Just the Symptom
